Salam everyone! I’m based in Birmingham, UK and originally from Kala Gujran. I’ve been saving up and want to invest in property back home — either a residential plot or a small house.

I’ve been getting calls from different agents offering plots in various housing societies around Jhelum, but honestly I don’t know who to trust. When you’re overseas, everyone promises the moon and stars.

What I’m looking for:

  • A 5-10 marla residential plot in a decent area
  • Budget: Around 25-40 lakh
  • Must have proper documentation (registry, not just allotment letter)
  • Somewhere with road access and basic utilities

My specific questions:

  1. Which areas/societies would you recommend for this budget?
  2. Are there any agents or dealers in Jhelum that the community trusts?
  3. What should I watch out for? Any common scams?
  4. Is it better to buy in a housing society or an established area?

I’d really appreciate honest advice from people who actually live there. I’m planning to visit in June and want to do my homework before I come.
